Not so long ago, I read an interesting op-ed on Forbes about the benefits of tokenization. Tokenization, as you will know, is the conversion of physical assets or financial instruments into digital tokens on a blockchain network.

I’ve been following this particular field for some time and the different applications of Blockchain technology for a while now. It has also been a while since I had first had a kind of Eureka moment when I realized that tokenization could also be a key instrument for the Real Estate industry. Just think about it for a minute: You don’t need to be a property agent, notary or frequent house buyer to understand how challenging the process of buying or selling Real Estate. Even if we try to generalize the process, we are dealing in most cases with several parties and not only the buyer and seller; and if you are a first timer buyer, you will learn with certain horror that the process involves several steps than can drag for what sometimes seems to be an eternity.

A Rather Complex Process

You will have guessed that this article is about how Blockchain and tokenization can help with this issue, so let’s list the steps to get an idea how it can be applied:

It isn’t just about simplifying a complex process though. The value of all the world’s Real Estate reached $326.5 trillion in 2020, a 5% increase on 2019 levels and a record high.  Growth was driven by residential which is by far the largest Real Estate sector, accounting for 79% of all global Real Estate value.

Quite a big number, wouldn’t you agree? Acknowledging that this is the global Real Estate market, even if you limit yourself to the US, the size for that market is expected to reach almost USD 8 trillion by 2027.

Of course, you wouldn’t target the entire market and no product would apply to its entirety, but I think we can agree that there must also be some money to be made here.

With this in mind, you will understand my excitement and even if all the wonderful ideas I immediately had how this might make me rich and famous have not materialized (yet), I still think that tokenization might well be useful.
